Barcelona’s office market continues to demonstrate resilience, supported by demand from major companies. The 22@ district remains the area with the largest supply of available office space, although its share of the city’s total availability is declining.

Barcelona’s office market recorded 106,000 square metres of leasing activity in the third quarter of 2026, representing a 2.9% increase compared with the same period last year, when 103,000 sqm were leased. The result also marks a significant improvement on the second quarter, which recorded 72,000 sqm, indicating stronger market activity during the summer months.

According to the latest report published by real estate consultancy Forcadell, total office leasing reached 252,000 sqm between January and September, compared with 245,000 sqm during the first nine months of 2025. These figures point to a stable market, with modest year-on-year growth.

Major companies drive leasing activity

Inditex was one of the main contributors to the quarter’s performance. Transactions associated with the group accounted for approximately 30,000 sqm, representing around 28% of total leasing activity during the period.

This significant share highlights the role of large corporations in Barcelona’s office market and reinforces the city’s appeal as a location for major business operations.

Manel de Bes, Head of Office Agency at Forcadell, described the third-quarter results as positive and expressed confidence in the market’s prospects for the end of the year.

To reach the 300,000 sqm leasing target projected for the whole of 2026, the market needs to record a further 48,000 sqm of transactions in the fourth quarter. However, Forcadell believes that the completion of several deals currently under negotiation could push the final annual figure above that benchmark.

The 22@ district retains the largest available supply

Barcelona currently has approximately 1.02 million sqm of available office space, although supply is unevenly distributed across the city’s main business districts.

The 22@ district remains the largest source of available space, with approximately 385,000 sqm on the market. Nevertheless, its share of total availability has fallen from 43% in the previous quarter to 37.6%. The volume of vacant office space in the district has also decreased by 5.4%.

Together with the Fira / Plaça Europa area, which accounts for 13.6% of available space, 22@ represents more than half of Barcelona’s total office supply.

The city centre accounts for 23.1% of available space, exceeding 236,000 sqm, while peripheral locations represent 21.6%, or approximately 221,000 sqm.

The Central Business District (CBD), located between Francesc Macià square and the city’s western exit along Diagonal Avenue, has the lowest availability. Only around 42,000 sqm are vacant in this area, equivalent to 4.1% of the citywide total.

Office rents remain stable but vary by location

Office rents remained broadly stable during the third quarter, according to Forcadell. However, significant differences persist depending on location and building quality.

The CBD commands the highest rents, averaging €27.50 per sqm per month. The 22@ district follows at €21 per sqm, while the city centre averages €19 per sqm.

In the Fira / Plaça Europa area, rents stand at €16.50 per sqm per month. Peripheral locations remain the most affordable, with average rents of €11.50 per sqm.

These differences give businesses a range of options depending on their budget, location requirements and preferred working environment.

The outlook for the remainder of 2026 remains positive. Sustained demand from major companies, ongoing negotiations and declining availability in certain districts suggest that Barcelona’s office market could finish the year ahead of its initial leasing target.
